Lukewarm Water During the Day (2 Days)

No Hot WaterThe hot water in the Goldthorpe building is lukewarm during the day and not hot enough for a shower or a bath.

We have reported the problem to Camden Council.

Dear Sir/Madam,

In the last couple of days the hot water in the Goldthorpe building, Curnock Estate, is lukewarm and not hot enough for a proper shower or bath. Could you please fix the problem as soon as possible?

Dear Mr Fox and Mr O’Neill,

Would it be possible to let me know the reasons for the continuous and unacceptable failure of your department to provide us (the residents) with hot water?

Please have in mind that the council “allowed” many leaseholders to install two, three or more shower rooms in their flats when obviously the boiler system cannot cope with the current as well as the extra demand (more info available on request).

This is getting ridiculous- the state of the water supplies to Curnock estate- going wrong every so often and indeed often!!

I have raised this many times and would ask if you would kindly resolve it in your usual very efficient way and advise all.

Our contractors have visited site and find that boilers are functional

I will ask out staff to follow up with the Resident

We are commissioning a full independent survey of the installation to understand and deal with any techniical issues that may require attention

Dear Resident,

I am sorry to hear that the hot water service is not reaching the intended temperature on the estate. I have been to the boiler house this morning and the stored hot water temperature has been, and still is, between 10C and 20C lower than its intended set point. It seems that following peak periods of use the temperature is dropping and taking longer than expected to recover.

I have left an Apollo supervisor in the boiler house this morning and asked that he adjusts the flow rates through the calorifier coils to try to improve the recovery rate. I have asked that following adjustments he records settings in log and returns to site later today to check on stored water temperature.

Apollo have an independent commissioning engineer attending tomorrow to check, and make adjustments as required, the primary hot water pump speeds and commissioning valves.

I am also attending tomorrow with a controls company with a view to improving the remote monitoring of this site to include gas pressures on the meter outlet pipework.
