No Hot Water or Heating (4 Days) – UPDATED 22-12-2010

The residents of Goldthorpe and Mexborough did not have hot water or heating since Friday evening. The water was very lukewarm at the best of the times.

Today, 20-12-2010, we have been informed that two of the three boilers have failed. An engineer tried to restarted the boilers yesterday unsuccessfully.

On 20-12-2010 at 11:16am, Mr Richard Michael (Mechanical Contract Manager) informed us that:


All,

Please be aware that the heating to Curnock St Estate is returning back to its set temperature.

There was a lock out on one of the boilers over the weekend which has been re-set this morning. This led to the flow temperatures dropping over the weekend as two boilers struggled to cope with the temperatures being below freezing.

I have just left site and all three boilers were firing and the temperatures were coming back up.

The three monthly planned maintenance for the plant is being carried out this week and will include investigation into why the boiler locked out.

I have checked the pumps this morning and there is no excessive noise in the boiler house. There are planned works to install bellows and anti-vibration matting to the heating pumps which will isolate any vibration given off by them but noise has not been evident on my site visits.

Dear Mr Michael, Mr Bowcut,

It is 05:00am and the radiators are cold and there is no hot water. The temperature inside the flat is starting to get low and I would appreciate if during the winter times we have heating as well as hot water.

It is the fourth day today without the facilities that we pay for. However the noise is still here.

I hope the problem is fixed soon.

I have checked with Repairs and am told that Apollo have been on site and the boilers are fixed and will be up and working within a few hours today.

Please let me know if this does not happen as I have been very, very firm with Repairs today…..

Another resident has also emailed about it re Goldthorpe.

I would be most grateful if you as Cabinet member for Housing could get some action from Housing over this continual break down of hot water supply on Curnock estate…….the same with Oakshott Court estate etc…..

Here we are near Xmas and the breakdowns are here again as we have most Xmas’s – I am fed up with getting calls every Christmas Day re cuts in heating/power/hot water…….

I would welcome some help here.

Dear Resident,

The burners were serviced yesterday on all three boilers. Unfortunately the gas leak detection system was triggered last night which led to the boilers shutting down. As there has been a lot of dust in the boiler house it was suspected that this may have given a false alarm and an instruction was to clean all of the sensors. After cleaning this morning the gas leak detection again triggered and a full check of the gas pipework was made.

A pinhole on a weld on an original piece of gas pipe to boiler one was found. The boiler was isolated and no further leaks were detected. This pipework was being stripped out at lunchtime today and will be re-instated once the repair and gas tightness tests have been carried out.

Boiler three has a piece of the boiler door seal incorrectly seated. This was looked at and the boiler door tie rod thread has been found to be stripped. The subcontractor, GD Higgins, are trying to locate another tie rod for this boiler and will replace the door seal at the same time.

At present we are on two boilers but we are pushing for the repair on boiler three to be carried out prior to the Christmas period subject to parts availability.

The temperatures are coming up at present but in the extreme weather the system will struggle on two boilers at peak times.
